Boiler repair

From £90

Most call-outs come down to a handful of causes: a failed diverter valve, a blocked condensate pipe in cold weather, low system pressure, or a fault on the PCB. We carry the parts that fail most often, so a good share of repairs finish in one visit.

If a part has to be ordered, you get the price before anything is ordered — not after it arrives. Gas work is notifiable and must be carried out by a Gas Safe registered engineer; the registration number is on every invoice.

Where a boiler is beyond economical repair, we will say so plainly, and put the repair cost against a replacement quote so the choice is yours to make.

Boiler installation

From £1850

A replacement is more than swapping the box on the wall. The system gets a chemical flush, a magnetic filter goes on the return, and the gas supply is checked for the new appliance’s rate rather than the old one’s — undersized pipe is the most common reason a new boiler underperforms.

Every installation is notified to Gas Safe, so your building control certificate arrives by post, and the manufacturer’s warranty is registered on the day.

The quote states the model, the controls, the filter, the flush and the making good. If something is not on it, it is not in the price.

Boiler service & gas safety certificate

A service is a set of measurements, not a look and a sticker: gas rate, working pressure, combustion analysis at the flue, and a check of the seals, the case and the ventilation. You get the readings, not just the verdict.

Nearly every manufacturer’s warranty requires an annual service on record. Missing one is the usual reason a warranty claim is refused in year four.

For landlords, the gas safety record (CP12) is a legal requirement for every gas appliance in a let property, renewed every twelve months. We can hold the dates and remind you before they lapse.

Leaks & blocked drains

From £80

A wet patch on a ceiling is rarely under the wet patch. Tracing comes first — pressure testing, and a camera where the run is hidden — so the repair opens up one section of floor rather than a room.

Blockages get cleared mechanically or by jetting, chosen by what the pipe is made of. Old clay and plastic take very different treatment, and the wrong one turns a blockage into a repair.

Where a drain has failed rather than blocked, you get photographs from the camera survey, which is also what an insurer will ask for.

Bathroom installation

The plumbing decides the layout more than the catalogue does. Moving a WC means moving a soil connection, and that is worth knowing before the suite is chosen rather than after it is delivered.

We handle the strip-out, first fix, tiling and second fix, and coordinate the electrical work so that the certificate covers the room as installed.

Timescales are given as a range with the reason attached — tanking and adhesive both need curing time, and a bathroom rushed at that stage fails at the joints.

Radiators & powerflushing

From £320

Radiators cold at the bottom mean sludge; cold at the top means air. They are different problems and only one of them needs a flush, so the system gets tested before anything is sold.

A powerflush circulates cleaner through the system under a reversing flow and finishes with an inhibitor dose and a magnetic filter, without which the sludge returns within a couple of heating seasons.

Where the balance is simply wrong, we will say so — an afternoon rebalancing costs a fraction of a flush and fixes the same complaint.
